Quick answer

What is a listing description generator?

A listing description generator turns a handful of property facts into copy you can post. Enter the property type, location, bed and bath count, square footage, and three to six highlights. Pick a tone and a length, then generate. The result leads with the strongest feature, walks through the home in a logical order, and ends with a clear next step. You can use this free AI listing description generator without creating an account. Edit the text, paste it into your MLS or website, and then turn the same listing into a video.

How to use this free listing description generator

1

Enter the facts

Choose the property type and add the neighborhood, bed and bath count, and square footage. These fields anchor the description so the AI does not guess.

2

List three to six highlights

Type the features that sell the home: the renovated kitchen, the view, the lot size, the 2024 roof. Specific inputs produce specific copy.

3

Pick a tone and length

Warm, professional, luxury, or concise. Short for a flyer, standard for a website, or MLS max for the public remarks field.

4

Generate, edit, copy

Read the result, fix any fact that does not match the listing data, and copy it. Regenerate with a different tone if the first version does not fit.

How to write a real estate listing description

A good listing description follows the same order a buyer would walk the home. Open with the single feature that sets the property apart, such as a renovated kitchen, a view, or a large lot. Buyers skim the first sentence and decide whether to keep reading, so do not spend it on the address or the bed count. Those facts already appear in the listing data next to the photos.

Then move through the home in a logical sequence: main living areas, kitchen, bedrooms and baths, outdoor space, garage, and mechanical updates. Use specific nouns. Quartz counters and a gas range tell a buyer more than a modern kitchen does. Dates matter too. A roof replaced in 2024 is a fact a buyer can verify, while a newer roof is a claim they will discount.

Close with a next step. Schedule a showing, request the disclosure package, or note when offers are reviewed. The generator above follows this structure automatically, and you can edit any sentence before you copy it into the MLS.

Real estate listing description examples by property type

The examples above cover a starter ranch, a downtown condo, a townhouse, a duplex, a land parcel, and two luxury properties. Each one is written for its buyer pool without ever describing the buyer. Notice how the pace and vocabulary shift with the price point and the property type, even though the structure stays the same.

The multi-family example leads with income facts: separate meters, lease status, and an available rent roll. The land example lists what a builder needs to know, such as road frontage, power, a well, and a perc test. The luxury examples slow the pace, use longer sentences, and name materials and fixtures where they are known. The concise examples strip out transitions and let the facts stand on their own.

Use these listing description examples as a starting pattern, not as text to copy. Swap in your own facts, keep the order, and cut anything you cannot verify. If you are stuck, generate two versions in different tones and combine the best sentences from each.

Fair housing rules: describe the property, not the buyer

The Fair Housing Act prohibits advertising that indicates a preference based on race, color, religion, national origin, sex, disability, or familial status. Many states and cities add categories such as source of income, age, or marital status. A listing description crosses the line the moment it describes who should live in the home instead of what the home is.

That means phrases like perfect for families, ideal for empty nesters, or great bachelor pad are off limits. So are references to nearby places of worship framed as a benefit, and words such as safe or exclusive that imply who belongs. Stick to physical facts: room counts, materials, dimensions, distances, and dates of improvements.

The generator is written to avoid these patterns, but you remain responsible for the final text. Read every description before you post it, and check your MLS and brokerage guidelines, which are often stricter than federal law.

  • Say three bedrooms on one level, not great for seniors.
  • Say two blocks from the transit station, not walkable for everyone.
  • Say fenced yard with a play structure, not kid-friendly backyard.

MLS length limits and where else the description works

Most MLS systems cap the public remarks field, and the limit varies by market. Some count characters including spaces, and some prohibit URLs, phone numbers, or agent names in the remarks. The MLS max option targets about 250 words, which fits many systems, but check your own limit before you paste. If you need to cut, remove the closing sentence first and then trim adjectives.

The same description can be reused across your marketing. The short version works as a website teaser or a flyer intro. The standard version fits a brokerage listing page or an email announcement. Pull the first two sentences into a social caption, or split the highlights into on-screen text for a listing video.

That last step is where VideoGuru comes in. Upload the listing photos, pick the order, and VideoGuru animates them into a property video with camera motion, music, and your branding. You can add filmed clips afterward in the video studio. Export in 9:16 for Reels and TikTok or 16:9 for MLS and YouTube, in branded and unbranded versions. The free plan includes 2 videos per month with a VideoGuru watermark.

Listing description tips

  • Lead with the one upgrade a buyer cannot see in the photos, such as a 2024 roof, a new sewer line, or a replaced furnace.
  • Replace every adjective with a noun and a number: quartz counters, 12-foot ceilings, a 0.4-acre lot, a 2-car garage.
  • Run the same inputs through two tones, then keep the stronger opening sentence from one and the room walkthrough from the other.
  • Paste the final text into a character counter set to your MLS limit before you submit, since some systems count spaces.
  • State distances in minutes or blocks to a named place, and only when you have measured the route yourself.
  • Read the description aloud once, and split or cut any sentence that makes you pause for breath.
  • For condos, add the HOA fee, what it covers, and pet or rental rules, since buyers ask before booking a showing.
  • Leave the price out of the remarks, because the listing data shows it and a price in the text goes stale after a change.
